Before you buy cameras, hire operatives, or take a contractor’s word for it, understand your actual risk. A KSS Residential Security Risk Assessment is an independent, intelligence-led review of your home, your household and your exposure, delivered as a clear, prioritised plan by the consultancy that UHNW families and Family Offices retain when the answer matters.
Why an assessment comes first
Most residential security is bought backwards. A concern arises, a product gets purchased, and the household ends up owning systems that were never designed to work together: cameras that watch what the alarm ignores, access control that the family routinely props open, technology that was expensive on the day and unexamined ever since. The industry encourages this, because it is structured to sell the remedy before anyone has diagnosed the condition.
The most common pattern we find in high-value homes is a search for the single magic-bullet solution. It does not exist. Effective residential security is layered: each measure covers the gaps in the others, and the layers together create deterrence that no individual product can. Just as often, the problem is not the equipment at all but the household’s relationship with it: capable systems that nobody fully understands, or uses, or has configured for how the family actually lives.
That is why KSS treats the assessment as a standalone consultancy product with a defined scope and a fixed deliverable. It is not a free survey that exists to sell an installation. You are buying judgement, not a quote.
Who commissions this
- Owners of high-value homes in London, across the UK and internationally, particularly following a purchase, a renovation, an incident nearby, or a change in profile
- Family Offices and private investment offices establishing or reviewing protective arrangements for a Principal’s residences
- Chiefs of Staff, EAs and household managers tasked with procuring security and needing an independent basis for the decision
- Families with existing arrangements (residential security teams, technology, contracted guarding) who want them independently tested
- Property professionals acting for UHNW clients on acquisitions where security bears on the purchase

What the assessment examines
The assessment reviews the residence as a system: the property, the people, the routines and the information environment around all three.
- Physical vulnerabilities: perimeter, approach routes, entry points, sightlines, lighting, safe areas and how the building compartmentalises under duress
- Technical measures: CCTV coverage and blind spots, alarms, access control, and whether the technology in place matches the threats that actually apply, and works as one system rather than a collection of purchases
- Security culture: the area clients least expect us to examine, and often the one that matters most. How the household, staff and regular visitors actually behave: what gets propped open, who gets waved through, which procedures exist on paper only
- Household and routine: staff, contractors, deliveries, patterns of movement, and the predictability an observer could exploit
- The local environment: area crime patterns, incident history and emergency response times, the context every other finding sits inside
- Digital and information exposure, at a high level: obvious online disclosures around the property, such as listings and planning applications, where they bear on physical risk. A full review of the family’s digital footprint is a separate KSS engagement [link: Digital Risk]
- Existing arrangements: the performance of any current provision, assessed independently of whoever supplied it
Two things about our conclusions surprise clients. The first is that we sometimes recommend less: fewer systems, less spending, measures removed rather than added. Proportionate, integrated security frequently outperforms an expensive accumulation of hardware. The second is that we can afford to say so, because KSS takes no commission from any supplier. We have no interest in what you buy, only in whether it works.
How it runs
Every assessment begins with a physical survey of the property and a structured conversation with you or your representatives. A KSS residential security lead attends the site in daylight and again at night, because visibility, lighting, activity and vulnerability differ materially between the two, and an assessment that only sees the property by day has only seen half of it.
On-site work typically takes one to three days, though this is a guide rather than a rule: a London townhouse and a country estate with extensive grounds are different undertakings, and the schedule is set by the property, not the calendar. The family can choose to be present or not; the assessment can be conducted discreetly, and the Principal experiences very little on the day. What we ask for instead is information: the more context made available to us about the household, its patterns and its concerns, the more powerful the result.
Your written report follows within seven days of the assessment concluding. The lead assessor then returns to the property to walk you or your representative through the findings and recommendations in person; if you are overseas or unavailable, this is done by secure video conference.
What you receive
The deliverable is a written assessment report: findings, risk prioritisation, and recommendations sequenced by impact. Recommendations are deliberately not costed at this stage; the report is an independent statement of what your household needs, not an opening quotation.
If you then choose to engage KSS to project manage implementation, which is a separate, secondary service, we obtain quotes from vetted suppliers against the scope of work the report defines, and oversee delivery to it. The report stands alone either way, and you are free to act on it with any provider you choose.
The two concerns clients raise most often are cost and disruption, and disruption is the easier of the two to solve. Works can usually be scheduled for periods when the family is not in residence, or sequenced so that the most disruptive elements are completed while you are away. Managing that is exactly what the project management service exists to do.
What makes a KSS assessment different
- It is intelligence-led. The assessment does not start at your gate; it starts with who could plausibly take an interest in you and why, and works inward from there.
- It is conducted by practitioners, not surveyors. The people who assess your home have delivered residential protection, drawn from law enforcement, military and intelligence backgrounds. They examine the property as someone tasked with defending it would, and as someone who might target it might, not as someone hoping to sell you equipment.
- It is genuinely independent. KSS takes no commission from suppliers and the assessment is not a sales instrument for equipment or manpower. Where implementation is needed, we can deliver or oversee it, but the report is written as if we never will.
- Founder line: Assessments are overseen by Matthew Beer, who founded KSS in 2014 and has worked in protective security for more than twenty years, across UHNW households, Family Offices and corporate Principals in the UK, Canada and internationally.

Case study excerpt
After a home invasion: rebuilding a household’s security as one system. A Canadian client engaged KSS following a home invasion. What we found was not an absence of security but a disjointed accumulation of it: measures bought at different times, from different suppliers, protecting against different assumptions, and integrating with neither each other nor the family’s daily life. The assessment mapped the household’s actual exposure, and the resulting plan replaced the accumulation with a layered, proportionate system in which deterrence, detection, delay and response reinforce one another, and which the family could live with rather than around. The measure of success was not the equipment list; it was that the security posture finally matched the risk, and the household used it.
FAQs
Assessments start from £4,500 plus VAT, with the final fee depending on the size and complexity of the property and grounds. The fee covers the full assessment, the written report, and the in-person walkthrough of the findings.
As a guide, one to three days on site; the exact schedule depends on the scale of the property, and a large estate with extensive grounds will take longer than a townhouse. Your written report is delivered within seven days of the assessment concluding.
No. The assessment can be conducted with or without the family in residence, and discreetly where required. Many clients choose to be elsewhere and receive the findings at the walkthrough.
No. An installer’s survey exists to scope an installation, and its recommendations follow its product range. A KSS assessment is a consultancy engagement with no installation attached and no supplier commissions behind it; the recommendations follow the risk.
Existing arrangements are one of the most common reasons we are instructed. An independent assessment tests whether current measures address the threats that actually apply to your household, whether they work together as a system, and whether the household actually uses them. It defends no past decisions, including ours.
At a high level, yes: obvious online disclosures around the property are noted where they bear on physical risk. A full review of the family’s digital footprint is a separate engagement through KSS’s Digital Risk service, and if the assessment indicates you need one, the report will say so plainly.
Yes, as a separate project management service: we obtain quotes from vetted suppliers against the report’s scope and oversee delivery. The assessment does not oblige you to it, and the report is written to stand alone with any provider.
